Protecting your home, perfecting your roof

Professional Roof Cleaning & Moss Removal Across Essex & Hertfordshire

A mossy roof is one of those things you stop noticing until someone points it out. Then you can’t stop seeing it. Moss, algae and lichen build up slowly, they spoil the look of your home, and thick moss holds water against the roof covering.

We remove it properly. The heavy moss comes off by hand, the roof is treated, the gutters are cleared, and the roofline is washed to finish, so the whole job looks right when we leave.

We are a local business and we treat your house the way we would treat our own.

What a Roof Clean Includes

Our full roof clean is more than a quick spray. Every job is explained in your quote, and a typical one includes:

  • Heavier moss removed by hand
  • Gutter debris cleared and collected
  • Softwash treatment applied to the roof
  • Gutters, fascias, soffits and windows washed as part of the finish
  • Waste collected and taken away, and the area left tidy

If your job is different, for example a roof only, we say so in the quote. We would rather you know exactly what you are getting.

Why We Softwash Your Roof

Softwashing is a low-pressure way of cleaning. A treatment is applied to the roof, left to work on the growth, and then rinsed off, rather than blasting the tiles with a high-pressure jet.

Gentler on the tiles

Low pressure puts far less force on roof tiles than a jet wash. That is why it is widely used on roof coverings, and why we do not blast a roof.

Aimed at the growth itself

The treatment is applied to the moss, algae and lichen and given time to work, rather than just blasting at the surface.

Less risk of water getting in

High pressure can force water under and between tiles. A low-pressure treatment is less likely to, although we still look at the roof first.

Works with the hand removal

The heavy moss comes off by hand first, and the softwash then deals with what is left on the surface. The two stages do different jobs.

Chosen for your roof

The treatment and the way it is applied depend on the covering, its condition and how much growth there is. We assess first, and tell you if a different approach would suit better.

Honest about results

Lichen and old staining can take weeks or months to fade, and growth can return. We explain what to expect for your roof before we start.

How We Clean a Roof, Step by Step

Scaffold tower set up at the back of a brick house for roof access1

Look, measure and talk to the neighbours

We look at the roof covering, the pitch and height, how much moss there is and how we will get safe access, and we measure the area for your quote.

Before we start, we speak to your immediate neighbours about cars, washing, pets and ponds, so nobody is surprised.

Protect, then remove the moss by hand

Flower beds, lower roofs and anything else that could be affected are covered first.

Then the heavier moss is taken off the roof by hand. This is the slow, careful part, and it is why a proper job takes time.

Moss and debris in a gutter being cleared3

Clear the gutters

The debris that comes down with the moss, and what was already in the gutters, is cleared and collected, so it does not end up blocking your drains.

Softwash and finish the roofline

A low-pressure softwash treatment deals with the growth left on the surface.

Gutters, fascias, soffits and windows are washed as agreed, so the whole front of the house looks cared for.

Tidy, check and leave it right

Coverings come off, the waste goes with us, and we check the surrounding areas and drains before we leave.

The heavy moss is gone on the day. Darker staining and lichen can take weeks or months to fade, and we tell you that up front.

Will the Moss Come Back?

It’s the question everyone asks, and it deserves a straight answer. Yes, moss can come back. It is a natural thing and a roof is a good place for it to grow. But if the job is done properly, it should be a very long time before you notice it again.

In our experience a roof clean often lasts five years, usually more, and on a roof that suits it, ten years or more. How long depends on the roof, the shade, nearby trees and which way it faces.

What changes how long it lasts

  • Trees and shade. Overhanging trees drop debris and keep the roof damp. This is the biggest factor.
  • Which way the slope faces. North-facing slopes stay damp and shaded, so growth returns sooner.
  • How bad it was. A roof that is thick with moss needs thorough removal first, because treatment on top of a thick layer does not work as well.
  • The roof itself. The covering, its age and its condition all play a part.
  • Where you live. Damp, sheltered locations grow moss faster than open, breezy ones.

We will give you an honest view for your roof when we quote. We don’t promise a roof will never grow moss again, because nobody honestly can.

Why We Remove the Moss by Hand First

Many roof cleans are done with a spray and nothing else. We start with our hands. The heavy moss is taken off the roof first, because that is the bulky part and the part that does the most harm by holding water against the tiles.

Once it is gone, the softwash treatment can do its job on what is left on the surface. It is more work, and it takes longer, but it is the reason we are happy to stand behind how the roof looks when we go.

What you will see on the day, and afterwards

The roof looks a great deal better on the day, because the moss is gone. The darker staining and any lichen can take longer. These usually fade gradually over the following weeks and months, rather than vanishing the same afternoon. Nothing is wrong when that happens. It is how the treatment works, and we explain it before we start.

Looking After Your Property, Your Neighbours and Your Garden

Scraping moss off a roof sends it somewhere. If nobody thinks about that, it ends up in flower beds, down drains and on your neighbour’s car. We think about it first.

  • We speak to your immediate neighbours before we start.
  • We protect beds, lower roofs and other areas that could be affected.
  • We clear the gutters and collect the waste.
  • We check the surroundings, and the drains where it matters, before we leave.

What We Look at Before We Quote

Every roof is different. Before we put a price together we look at:

  • The roof covering, and what condition it is in
  • The size, pitch and height
  • How much moss and other growth there is
  • How we can get safe access, which varies from house to house
  • Extensions, conservatories and lower roofs
  • Your garden, drives, vehicles and neighbours

What affects the price

The area, the height, the access, how much moss there is, the gutters and finishing work included, and the waste to remove. We do not publish a fixed price, because two roofs that look the same from the road can be very different jobs. You will get an individual quote.

What roof cleaning is not

It isn’t a repair. We don’t fix leaks, replace broken tiles or promise to cure damp. If we see a problem while we work, we’ll tell you. And we won’t promise a roof will never need cleaning again.

Why Choose Your House Wash

  • Moss taken off by hand first, then treated
  • Gutters, roofline and windows finished as part of the job
  • Neighbours spoken to, and your garden protected
  • Waste collected, and the area left tidy
  • A clear, individual quote that says what is included
  • Honest advice, including what we think is worth doing and what is not

Roof Cleaning FAQs

Will the moss come back?

It can, because moss is a natural thing and it always wants to grow on a roof. But when the job is done properly it can stay away for a very long time. In our experience a roof clean often lasts five years, usually more, and on the right roof ten years or more. What changes it is shade, nearby trees, which way the slope faces and how bad it was to begin with. We will tell you honestly what we would expect for your roof when we quote. We do not promise it will never return.

How long will my roof stay clean?

There is no single number, and anyone who gives you one without seeing the roof is guessing. A sunny, open roof with no overhanging trees will stay clear far longer than a shaded north-facing slope under a big oak. Once we have looked at your roof we can give you a realistic idea for it.

Will it all look clean on the day?

The heavy moss comes off during the job, so the roof looks very different straight away. Lichen and the darker staining underneath can take longer to fade, gradually over the following weeks and months, rather than disappearing on the day. We explain this before we start so there are no surprises.

Why do you remove the moss by hand first?

The two stages do different jobs. Removing the thick moss by hand takes away the bulk of it, and the softwash treatment then deals with what is left on the surface. Treating a roof with thick moss still on it would not work as well.

Is softwashing safe for my roof?

Softwashing uses low pressure rather than a high-pressure jet, which is why it is widely used on roof coverings. The right approach still depends on the roof type and its condition, so we assess before we quote.

Are the gutters and windows included?

On our full roof package, yes. We clear the gutter debris and wash the gutters, fascias and soffits, and clean the windows as part of the finish. Your quote will list exactly what is included on your property.

What happens to the moss and waste?

We collect it and take it away. We do not leave it in your beds, drains or on your drive. Tidying up is part of the job.

Do I need to be in?

Often not, but it depends on the access we need. We agree this with you when we quote.

Do you tell my neighbours?

Yes. We speak to your immediate neighbours before we start, in case they have cars on the drive, washing out, pets or a pond that we need to look after.

Will you fix leaks or broken tiles?

No. We clean roofs, we do not repair them. If we spot a slipped or broken tile we will tell you, and a clean roof makes problems much easier to see.

How do I get a price?

Every roof is quoted individually. We assess the access and measure the roof before putting a quotation together. You can start with your address and a few photos.
