What Is Render Cleaning, and What Is Softwashing?
Render cleaning is the process of removing algae, moss, black staining, general dirt and biological growth from a rendered exterior wall, without damaging the render itself. At Your House Wash, we clean render using a method called softwashing: a controlled biocide treatment applied at low pressure, left to work into the surface, then rinsed off gently.
It’s a different approach to the high-pressure jet washing used on things like driveways, because render is a much more delicate surface that can be damaged by water forced behind it or blasted directly at high pressure. Think of it less like power-washing a wall and more like a considered, two-stage treatment — a chemical clean first, followed by a gentle rinse.
What causes render to become dirty, green or stained?
Most render staining comes down to algae, moss and other biological growth taking hold on the surface. This tends to happen fastest on elevations that stay damp or shaded for long periods — north-facing walls, areas close to trees or hedging, render near guttering that doesn’t drain cleanly, or walls that simply don’t get much direct sun. General airborne dirt and pollution can add to this over time, especially near busier roads. Texture plays a part too: pebbledash and other textured renders can trap dirt and organic growth in a way that smooth render doesn’t.

BeforeAfterWe Clean K-Rend, Monocouche, Silicone Render, Pebbledash & Painted Render
Every render job starts with us identifying what we’re actually cleaning. K-Rend, monocouche and silicone renders are all factory-applied systems with their own characteristics; pebbledash has a textured surface that holds dirt differently to a smooth render; and painted render needs a gentler approach again, since the paint layer — not just the render underneath — has to be protected. Rather than treat every surface the same way, we choose a cleaning approach that suits the substrate, its condition, and how contaminated it is.
Why the cleaning method matters
Aggressive high-pressure water can crack render, force moisture behind the finish, and in some cases cause problems that a manufacturer would consider misuse of the system. That’s why we don’t default to jet washing render. Our softwash method is chosen based on an assessment of your specific render, so the surface is cleaned safely rather than just quickly.
Can render be pressure washed?
Sometimes, in limited circumstances — but it’s generally not our default approach. High-pressure water can be too aggressive for many render systems, particularly older, cracked or more delicate finishes. Whether any pressure washing is appropriate, and at what level, depends on the specific render type and its condition, which is why we assess before we clean. In most cases, our low-pressure softwash method is the safer, more appropriate choice for render. See also: Can you pressure wash render?
What We Look at Before We Start
Before any render cleaning work begins, we assess the property, not just the render itself. That includes:
- The type of render and how it’s likely to react to cleaning
- Its current condition, including any existing cracks or damage
- How contaminated the surface is, and where
- The height and access involved, including whether specialist access equipment is needed
- Anything nearby that needs protecting, such as plants, windows or a neighbouring property
- Drainage and surrounding surfaces, so we know where water and residue will end up
You can start this process with nothing more than your address and a few photos.
Your Render Cleaning Job, Step by Step
1Enquiry and assessment
You get in touch with details of your property, ideally with a few photos. We look at the render type, condition, access and how much growth there is, before agreeing an approach.
2Protect the surroundings
On the day, we protect plants, windows and anything nearby that shouldn’t get wet or affected, and we think about where the water will go.
3Softwash treatment, left to work
A low-pressure softwash treatment is applied to break down algae, staining and organic growth, then left to work into the surface.
4Gentle rinse and final checks
The treatment is rinsed off gently, with no hard-pressure jet on the render. We check the finished elevation and the area around it before we leave.
Protecting Your Property and Surroundings
Render cleaning happens right next to windows, doors, guttering, driveways, planting and vehicles, so part of doing the job properly is protecting all of that while we work. Depending on the property, this can include covering or moving plants near the working area, taking care around windows and other surfaces, being mindful of parked vehicles, and being considerate of neighbouring properties. Where runoff or drainage is relevant, we take that into account as part of the same assessment. We also talk through anything unusual about your property before we start.

What Affects the Cost of Render Cleaning?
Render cleaning is quoted individually rather than priced from a fixed list, because the same-sized house can be a very different job depending on a few things:
- The size of the property and how much render is involved
- Access and height — for example, whether upper elevations need specialist access equipment
- The current condition of the render and how much contamination there is
- The type of render or substrate
- Any protection the surrounding area needs
Because of that, we don’t publish a fixed price — we’ll always give you an individual, no-obligation quote based on your actual property.
What results can you expect?
A render clean can make a real difference to how a property looks, but the result depends on how contaminated the render was, the type of substrate, the age and condition of the render, any pre-existing staining or damage, and how exposed the property is to weather, shade and nearby trees. We’re happy to give you an honest view of what to expect as part of your quote.
How long does render cleaning take?
This varies from property to property, and depends on the size of the property, how many elevations need cleaning, access and height, how contaminated the render is, and the weather on the day. We can give you a realistic idea of timing once we’ve assessed your property.
Can all staining be removed?
In most cases, softwash cleaning makes a significant difference to algae, moss and general biological staining. We can’t honestly promise that every mark will come out on every property — some staining can be deep-set, related to the age or condition of the render, or caused by something other than surface growth. Where we think a stain is unlikely to fully clean, or a render issue needs repair rather than cleaning, we’ll tell you honestly.
When should render be cleaned?
There’s no single right time of year. Algae and staining tend to build up fastest on shaded, damp-prone elevations, and it’s generally easier to deal with staining before it becomes deeply established. Very cold, frosty conditions aren’t ideal for exterior cleaning work, which we take into account when scheduling.
Can We Clean Other Parts of Your Property at the Same Time?
Many render cleaning customers ask about other exterior work while we’re on site — it’s often more convenient to deal with everything in one visit. Alongside render cleaning, we also offer window cleaning, gutter clearance, roof cleaning, and driveway and patio cleaning, as well as general softwashing for other exterior surfaces.
Restore now, protect for longer
Once your render’s been cleaned, some customers ask about keeping it looking that way for longer. Depending on the property, its aspect, and how exposed it is to weather, trees or shade, we can talk through options for future maintenance visits — entirely optional, and not something we push as part of the core service.
We provide render cleaning across Broxbourne, Hoddesdon, Cheshunt, Waltham Cross, Ware, Cuffley, Waltham Abbey, and throughout Hertfordshire, Essex & North London.
Frequently Asked Questions
Can you pressure wash render?
We generally avoid high-pressure jet washing on render, since it can crack the surface or force water behind the finish on some render systems. Our softwash method uses low-pressure application instead. The right approach still depends on the specific render type and its condition, which is why we assess before we clean rather than using one method for every property.
How much does render cleaning cost?
It depends on the size of the property, the amount of render, access, and how contaminated the render currently is, so we don’t publish a fixed price. We provide a free, no-obligation quote based on your actual property.
Do you clean all types of render?
We clean K-Rend, monocouche, silicone render, pebbledash and painted render. Because these all behave differently, we assess the specific render before agreeing an approach, rather than assuming every render can be treated identically.
Can all stains be removed?
In most cases softwash cleaning makes a real difference, but some deep-set or long-standing staining may not fully clean, and occasionally what looks like staining is actually damage to the render itself. We’ll always be honest about this during the assessment.
How long will my render stay clean?
This varies quite a bit from property to property — aspect, shading, nearby trees and general weather exposure all affect how quickly algae or staining can return. We’re happy to talk through what to expect for your specific property when we quote.
How long does render cleaning take?
It depends on the size of the property, the number of elevations, access, and the weather on the day, so we don’t quote a fixed time for every job — we can give you a realistic idea once we’ve assessed your property.
