Exterior cleaning for managed blocks and residential portfolios
Exterior Cleaning for Blocks of Flats and Managed Properties
Keep your buildings looking cared for, with exterior cleaning organised around the people who live there.
- One agreed specification per property
- Access and resident notices planned with you
- A completion record after every visit

From regular windows to gutters, render and communal paving, we agree the work, the access and the timing for each property - whether you manage one block or a local portfolio. This is exterior cleaning for the building and its communal areas: it does not cover internal corridors or stairwells, structural repairs, or fire-safety inspections.
We work with managing agents, property managers, freeholders, RMC and RTM directors and housing associations across Hertfordshire, Essex and North London. Travel and site suitability are confirmed individually for each property.
Three Ways to Buy This
Every property is assessed before anything is priced, but most requests fall into one of these.
| Regular window programme | Agreed exterior glazing on a repeat schedule Must settle: Communal-only glazing or every flat's exterior windows; which elevations; frames, sills and doors; any inaccessible areas; access and visit frequency. |
|---|---|
| Seasonal exterior-care programme | Gutters, suitable paving and relevant exterior cleaning tasks, scheduled separately from the window round Must settle: Which task happens at which visit; inspection versus full clearance; tree and debris conditions nearby; drainage; how completion is reported. |
| One-off exterior improvement | A defined render, roof, gutter or hard-surface project Must settle: Surface type and condition; the method and access it needs; the area involved; finishing and waste/run-off; whether it leads into an ongoing schedule. |
How It Works
1Send us the site details
Tell us the property, roughly how many units, and what you'd like looked at - windows, gutters, render, paving or a mix. A rough idea is enough to start.
2Site visit and access review
We look at the building, the access and any constraints - parking, gates, private balconies, shared entrances - before anything is priced.
3Written scope and options
You get a clear, itemised scope: what's included, what isn't, and the options if there's more than one sensible route.
4Agree dates and resident arrangements
We agree timing with you, including anything residents need to know beforehand - notices, parking, access to communal doors.
5Complete the work and report back
The agreed areas are completed, and you get a record of what was done, so there's something to show the board, the freeholder or your own records.
What's Actually Included
"Block cleaning" can mean different things to different people, so here's where we draw the lines.
| Communal glazing vs. every flat's windows | Ground-floor and communal entrance glazing is straightforward to include as standard. Reaching every flat's own external windows is a bigger, separately-scoped job - we agree which applies before quoting. |
|---|---|
| Gutter clearance vs. repairs | We clear debris so gutters run freely and check downpipes where they're reachable. We are not a roofing or guttering repair contractor - if we find damage, we tell you rather than attempt a fix. |
| Render cleaning vs. repainting | Softwashing removes algae, black spot and green growth from render. It is not a repaint, and it will not fix cracking, blown render or colour that has faded unevenly. |
| Paving cleaning vs. re-sanding | A clean lifts dirt, moss and staining from block paving. Re-sanding the joints afterwards is a separate, often sensible step on older paving - we say when we'd recommend it. |
Working in an Occupied Building
A block isn't an empty site - there are residents, cars and shared spaces to work around. Before any date is agreed, we settle:
- Resident notices - who issues them and how much notice is needed, agreed before a date is set
- Accessible entrances, gates and any entry-system or key arrangements we'll need
- Parked cars and whether any spaces need to stay clear on the day
- Private balconies and individually-owned areas, which are treated as out of scope unless specifically agreed
- Where water and power can be drawn from on site
- Noise-sensitive timing, where relevant
- Which areas are agreed working zones for the visit, so nothing is assumed

Questions From Managing Agents and Block Managers
What's included in a block window clean?
By default, communal and ground-floor glazing. Whether every flat's own external windows are included depends on access and is agreed and priced separately - tell us what you want covered and we'll scope it.
Do you clean private balconies?
Not as standard. Balconies and other privately-owned areas sit outside the communal scope unless a resident or the managing agent specifically asks for them to be included.
What happens if you can't access part of the site on the day?
We tell you what was and wasn't reached and why, as part of the completion report, rather than charging for work we couldn't do.
How often should gutters and paving be done?
It depends on the trees, drainage and how the site is used, not a fixed interval. We can suggest a frequency once we've seen the site, and review it if conditions change.
What if it rains on the day?
Most cleaning work can go ahead in light rain. We'll tell you if weather means a visit needs to be rescheduled.
Will you tell us about damage you notice, like cracked render or a loose tile?
Yes - cleaning isn't a survey, but if we see something that looks like it needs attention, we'll flag it rather than clean around it and say nothing.
How do you price a block or a portfolio?
Per property, individually, based on the scope, access and frequency agreed. We don't have a fixed per-block price list, because sites vary too much for that to be meaningful.
Can you work with a purchase order?
Tell us what your organisation needs for invoicing and approval and we'll confirm what we can accommodate before work starts.
Can you quote several properties at once?
Yes. Each property is still scoped and quoted individually, but we can do that for a whole portfolio and work from one point of contact.
